Q: What were the biggest site challenges encountered during the design process, and how did you resolve them?

A: The existing topography from east to west averaged 7% grade over the length of the site. Due to these grade changes and to meet the parking requirements, HSH worked with the developer and architect to develop garages under some of the structures. The grade changes also presented accessibility challenges. We increased our coordination with the architect and the contractor during construction to ensure accessible parking and pedestrian routes throughout the site.

Q: How did you coordinate with agencies, stakeholders, and other consultants to move approvals forward?

A: This project’s permitting path required that the City’s Zoning Bylaw to be modified to create the Boston Road Planned Residential Development District, which would allow the use and dimensional requirements to build the proposed project. Once the zoning was approved, the Site Plan design was reviewed by the City department heads. Through consistent coordination with the multiple city departments, we provided the City with the necessary details, reassuring them that the Project could be constructed according to their standards and regulations.

Q: Did you identify any potential issues early that saved the project time or money?

A: Consistent field review during construction is critical due to the complex grading needed to meet accessibility and stormwater requirements. Through consistent communication with our field survey partner we manage any layout or grading challenges that could negatively impact construction operations. Regular coordination with the development team ensures that sketch plans are prepared and reviewed quickly so the contractor can proceed with construction.

Q: What design decisions or alternatives did you propose that improved the project’s feasibility or constructability?

A: As plans develop, we frequently find that record plans have missing or incorrect information or that the surveyor cannot locate utility items in the field. Our flexibility and real-time problem-solving allow the contractor to stay on schedule. We work with the utility companies and trash contractors, adapting their proposed layouts as well as items such as transformer and dumpster locations to the changing site conditions. Being open to equivalent alternatives that achieve the same result can provide a more economical solution and a quicker turnaround.

Q: In what ways did you collaborate with the contractor and construction manager to resolve conflicts or sequencing issues?

A: Every project will have unforeseen challenges, especially when dealing with existing roadway infrastructure, old DOT plans, and a site which has been an existing development for decades. Consistent coordination among the contractor, municipality, and utility companies to develop a plan that works for everybody will allow problems to be solved quickly and cost effectively. Being open to an alternative design presented by the contractor can lead to a better project.
